Faucet Drips When Turned Off

A dripping faucet almost always means a worn internal component — a cartridge, ceramic disc, O-ring, or rubber washer that no longer seals properly. The specific part depends on the faucet type. The fix is a targeted replacement of the worn component, not the whole faucet — unless the body itself is corroded.

We identify the faucet type, replace the failed component, and test for a complete seal before leaving.

Water Pools Around the Faucet Base

Water that puddles around the base of a faucet — particularly when it's in use — is typically a failed O-ring on the spout body. It's a common problem on older faucets and one that can quietly saturate the countertop or vanity over time. Left unaddressed, it leads to water damage well beyond the faucet itself.

We replace the O-ring or spout seal and dry-test the faucet under normal use before we're done.

Low Flow

Water Pressure Dropped at One Faucet

When flow drops at a single faucet, the aerator — the small screen at the tip of the spout — is almost always the culprit. Mineral deposits from hard water accumulate in the aerator over time and restrict flow significantly. It takes two minutes to clean or replace and costs almost nothing. If that doesn't fix it, the issue is upstream.

We clean or replace the aerator and check the shut-off valve and supply line if that doesn't restore full flow.

Hot / Cold Mix

Can't Get the Temperature Right

A single-handle faucet or shower valve that won't balance properly — running too hot, too cold, or scalding when someone flushes a toilet nearby — usually has a worn cartridge or a failed thermostatic mixing valve. In older shower valves, this is also a safety issue: scalding from an unbalanced shower valve is a real risk, particularly for children and older adults.

We replace the cartridge or mixing valve and calibrate the temperature stop to a safe setting.

Should I repair or replace my faucet?

If the faucet body is in good shape and the issue is a cartridge, O-ring, or washer, repair almost always makes sense — it's fast and cost-effective. If the faucet is corroded, the body is cracked, or parts are no longer available, replacement is the better call. We'll give you an honest assessment on-site and let you decide.

How much water does a dripping faucet waste?

A faucet that drips once per second wastes about 3,000 gallons per year — enough to fill a small swimming pool. A faster drip adds up proportionally faster. Beyond the water waste, the constant moisture can damage the sink basin, the cabinet below, and the supply connections over time.

Can you install a faucet I already bought?

Yes. If you've already purchased a faucet, we'll install it. The only thing to verify is that the hole configuration matches your sink — single-hole, 3-hole, or widespread. If you're unsure, we can check when we're there. We also replace supply lines and shut-off valves at the same time if they need it.

Why does my shower run scalding hot when someone flushes a toilet?

This is a pressure-balancing issue. When the toilet fills, it pulls cold water from the supply, temporarily reducing cold pressure to the shower — which shifts the mix toward hot. The fix is a pressure-balancing or thermostatic shower valve that maintains temperature regardless of pressure changes elsewhere in the system. This is a code-required safety feature in new construction for good reason.

My outdoor faucet drips after winter — is that normal?

No — a dripping hose bib after winter usually means the faucet or the supply pipe behind the wall froze and cracked slightly. A small crack can deliver a slow drip in summer but burst fully under pressure. We inspect and repair or replace outdoor faucets before the damage extends into the wall cavity. Upgrading to a frost-free hose bib prevents this from recurring.
