No Heat

Boiler Runs But Rooms Stay Cold

If the boiler fires but the heat never reaches the rooms, the problem is usually in the distribution system — a failed circulator pump, a stuck zone valve, or air trapped in the lines. In steam systems, it's often a failed steam trap or a venting issue. The boiler itself may be working perfectly.

We test the full system — not just the boiler — to find where the heat is getting stopped before it reaches you.
Leaking Water

Water Around or Under the Boiler

Water near a boiler usually comes from a dripping pressure relief valve, a corroded pipe connection, a failing circulator pump seal, or the expansion tank. A relief valve that drips occasionally is doing its job — but one that drips constantly means system pressure is too high and needs to be corrected, not just replaced.

We trace the leak source, correct the underlying pressure or seal issue, and test the system before leaving.
Banging & Kettling

Loud Knocking, Banging, or Rumbling Sounds

Banging in a hot water boiler is almost always caused by trapped air in the pipes or radiators. Kettling — a rumbling, boiling sound from the boiler itself — is caused by limescale buildup on the heat exchanger, particularly in hard water areas. Both reduce efficiency and put stress on the system.

We bleed the system and flush the heat exchanger to eliminate noise and restore efficient operation.
Short Cycling

Boiler Keeps Turning On and Off

A boiler that fires and shuts off repeatedly — never completing a full heating cycle — is short-cycling. It's usually caused by a faulty thermostat, an oversized boiler, or a blocked flue. Short-cycling drives up fuel costs, puts extra wear on the ignition system, and is a sign something needs to be corrected soon.

We diagnose the root cause — thermostat calibration, flue obstruction, or sizing — and correct it directly.

5 Signs Your Boiler Needs a Technician

  • 01 The pressure relief valve is dripping or has discharged — system pressure is too high and needs to be corrected.
  • 02 You smell gas near the boiler — shut off the gas supply and call immediately. Do not attempt to restart the system.
  • 03 The boiler fires but one or more zones never get warm — a circulator pump or zone valve has likely failed.

A well-maintained boiler typically lasts 15–25 years. Cast iron boilers can last even longer with proper care. Annual servicing makes a significant difference — a neglected boiler may fail well before its expected lifespan, while one that's been maintained regularly often runs reliably well past it.
As a general rule: if the boiler is under 15 years old and the repair cost is less than half the price of a new system, repair usually makes sense. If it's older, inefficient, requiring frequent fixes, or a major component has failed, replacement often has a better long-term return. We give you an honest assessment — we'll tell you what we'd do if it were our home.
High pressure in a hot water boiler is almost always caused by a failed or waterlogged expansion tank. When the expansion tank stops absorbing pressure changes from the heated water, the system has nowhere to go — and pressure builds. Replacing the expansion tank usually resolves it. Replacing the pressure relief valve without fixing the expansion tank is just addressing the symptom.
Once a year, ideally in late summer or early fall before the heating season begins. An annual tune-up includes burner cleaning, flue inspection, pressure testing, and controls calibration. It keeps the boiler running efficiently, helps catch small issues before they become expensive failures, and is typically required to maintain any manufacturer warranty.
For the right home, yes. Boiler systems distribute radiant heat through radiators or in-floor tubing — which heats rooms more evenly and without the dry air and drafts that come with forced-air systems. Modern high-efficiency condensing boilers can reach 95%+ AFUE ratings. If you already have a boiler system, maintaining it is almost always the right call over switching to forced air.
A gas smell near the boiler is a serious safety issue. Turn off the gas supply at the shutoff valve, leave the building, and call your gas company or 911 first — then call us. Do not try to restart the boiler or locate the leak yourself. Once the immediate hazard is cleared, we'll diagnose and repair the source of the leak before putting the system back in service.
